Commissions and Fees
Brokerage Commission on Sales
Individual Units:
• 3% of the sales price achieved on individual units plus VAT – usually paid by the seller. Sales commissions are earned when the purchase contract is signed, and payable when the purchase price is transferred to the seller.
Residential - Commercial Development:
• Full exclusive – 3% of all the sales in the project
• Flexible non-exclusive – 1% for every unit sold, plus 2% for buyer introduced by S&W. An advance payment of the commission in the amount of 50% is earned when the future purchase contract is signed and a deposit for a purchase price is paid. Remaining 50% of the commission is earned when the purchase contract is signed and complete purchase price is paid.
Brokerage Commission on Residential Rentals
Rental commissions are earned when a rental contract is signed. The commission plus the VAT is payable upon signing the lease or in the Landlord’s case, upon receipt of the first payment of rent and/or the security deposit. Our brokerage commissions are:
• Long term – 12 months or longer: Commission equivalent to one month’s rent paid by both the Landlord and the Tenant
• Long term exclusive – 12 months or longer: Commission equivalent to 1.5 month’s rent paid by the Landlord only. Specific properties marked with a banner on our website - 0% commission.
• Short term – Commissions paid by both the Landlord and the Tenant. The fee for each side is 15% of the total value of the lease contract for the specified rental period but not to exceed the equivalent of one month’s rent.
Brokerage Commission on Commercial Leasing
• Office, retail and storage space – Commission in the amount of 15% of the gross average annual rent (AAR). Commissions paid by the Landlord. Commissions are earned when a lease contract is signed. The commission plus VAT is payable upon signing the lease and upon receipt of the first payment of rent and/or the security deposit.
Property Management
Management of Individual Unit (i.e. apartment, house, office, retail) for Property Owners:
• 500 CZK/month fixed plus VAT
• 8% of the rent monthly plus VAT if rented (standard brokerage commission is included)
Management of buildings for property owners and building owners’ associations:
Customized packages - fees for building management are determined on a case-by-case basis depending on the requirements of the property owner and the size and condition of the property. Our fee for the basic management is CZK 8 to CZK 12 plus VAT per square meter. SVOBODA & WILLIAMS provides the full complement of management services.
