Based on an exclusive agreement with the developer, the Svoboda & Williams real estate agency is launching the sale of eight units on the highest floors of the unique Vanguard residential project.
The Vanguard building in Prague's Modřany neighborhood is reviving the industrial atmosphere of this former aircraft parts factory. Its exclusive lofts boast unique proportions—the clear ceiling height on some floors is almost 4.5 meters and the high-weight ceilings can bear practically anything. "These unique designer elements have allowed us to create a project in Modřany that is unparalleled in the Czech market," says Marek Padevět, Director of Residential Projects at PSN, the developer of Vanguard.
The car elevator that connects fourteen floors of the 60-meter high building is unique even in an international context. The owners of select apartments can drive their cars almost up to the kitchen and park them in a private parking space, which is separated from the loft by a glass partition. "Up to 3 vehicles can fit in the area allocated for parking. In addition, residents can use an app that allows them to book a time slot for the car elevator so as not lose a minute when leaving their homes," says Eva Prašivková, Senior Property Consultant at Svoboda & Williams. "Clients can also install a smart home system in the loft and configure any necessary remote home control functions," adds Prašivková.
The renovated building will offer a total of 140 apartments with layouts ranging from 40 sq. m. to 700 sq. m. "The high industrial ceilings make it possible to incorporate original elements into the interior and thus multiply the usable area. Huge windows flood the spaces with light and offer stunning views," states Prašivková, describing the key benefits of the project. Especially the exclusive penthouses on the top floors of the building will impress viewers with their almost limitless space. The 700 sq. m. area includes generous rooftop terraces that are suspended almost under the clouds at the same height as the Petřín Tower. "Structurally, they are designed as protected private spaces that provide owners with complete privacy. The terraces include a preparation for a swimming pool and wellness facilities," adds Prašivková.
A 20-meter pool is located in the spacious wellness and fitness zone in the basement, which allows all Vanguard residents to keep fit and energized every day. They can enjoy a whole range of other benefits from a cinema, a party room, a shared summer kitchen, to an outdoor sauna on the roof, and last but not least a 24/7 reception with a full-time concierge.
"The lofts are offered in either shell & core, which will give clients space to make their dreams come true, or fully finished and furnished," explains Eva Prašivková. Potential buyers may be inspired by the show lofts created by leading interior designers—the OOOX studio and Ivanka Kowalski. "We will also fit out two penthouses soon," promises Marek Padevět, adding that one of the lofts will be designed as a James Bond-style bachelor's apartment, while the other will be a complete family residence for a large household.
The Vltava River is within walking distance of Vanguard, with plenty of greenery and many opportunities for recreation and sports activities from a golf course and tennis courts to running and inline trails. Old Modřany, with its rich cultural and social life, is also accessible on foot. Other planned projects in the immediate vicinity will not impact the comfort of Vanguard residents by their potential height limits, but will add parks and good quality restaurants.
