Eight of the planned fourteen houses in the Přístav project by a quiet bay of the Orlík Reservoir have already been built. The renowned American architect James Cutler designed the environmentally sustainable buildings that seamlessly blend into the surrounding landscape. New owners have already moved into half of them.
The investor’s intention from the very beginning was to create a unique home base for demanding clients who are seeking peace in the warm embrace of nature. Přístav offers a rare combination—a waterside location and a fresh architectural style by the famed Cutler Anderson Architects, synonymous worldwide with environmentally friendly housing and construction.
The shape of the houses was determined by the site’s sloping terrain: the rear of each home is sunken into the ground, which significantly improves its insulation properties. The high-strength steel roofs are covered with greenery, another element that contributes to a pleasant indoor climate year-round. “From above they look like a bunch of little cabins lined up almost like the haystacks in the famous Monet painting. Nestled into a sunny hillside, the view of these haystacks will change throughout the day as the sun’s natural light shifts over the landscape,” states James Cutler from Cutler Anderson Architects.
The presence of Douglas fir in the interior creates a welcoming atmosphere. “The tree is typical of the American Northwest, where James is from, and so he’s learned to work with it over the years. When we found out that Douglas firs were shaping the landscape around the Orlík Dam, we were very happy to have an element that has made its home in the environment and is natural to James and helped shape his approach to architecture,” says Filip Sirový, one of the project’s investors.
Wood is complemented by concrete and natural stone, and the character of the interiors is defined by the combination of soft and rough textures. Thanks to generous glass facades, the living rooms are connected to the exterior, and the interiors are also extended by a terrace that naturally adjoins the garden. “The houses are set in the environment in a way that guarantees that each boasts spectacular views of the water. Future owners can enjoy having a mooring on their own pier, adding a connection to the element of water,” says Jan Mráz, senior property consultant at Svoboda & Williams. The houses come in two layout options: two-bedroom and three-bedroom, and are offered fully equipped, including final surfaces.
