House, Three-bedroom (4+kk)

This technologically advanced energy-efficient family house (half of a semi-detached house approved as a housing unit) with a sunny garden is part of a modern project located near the center of a village located in the southwestern suburbs of Prague, near the Czech Karst PLA. Pleasant family living with the necessary amenities and nature at your fingertips and a large golf course right in the village.

On the ground floor is an open 50-meter living space with a spacious kitchen and dining area, an entrance hall with a dressing room, and a separate toilet. It is possible to enter the terrace and the garden from the main area. Upstairs are 3 bedrooms (the smallest is currently used as a study with a dressing room), a spacious and bright bathroom (with a bath and shower), a separate toilet, and a stairwell. Two bedrooms have access to a balcony facing the garden, and there is a storage space under the roof.

The building was completed in 2018. Floors are wooden and with large-format tiles, and the stairs are wooden. Both floors and all bathrooms have underfloor heating. The safety of the house is provided by an IP camera system with the possibility of remote monitoring via a mobile application, a chip access system, a video doorman, and a security system with the possibility of connection to a security agency. The fireplace creates a cozy atmosphere in the living room; the custom-made kitchen is equipped with Siemens appliances, including a built-in washing machine. Heating is provided by a gas-condensing boiler, and significant savings in energy costs are provided by rooftop solar panels with Sofar Solar battery storage. Parking is possible in front of the house and in an area enclosed by a remote control gate. The south-facing, automatically irrigated garden was designed by garden architects in such a way as to provide enough privacy and the possibility of pleasant relaxation; a garden house is used to store gardening and sports equipment.

The quiet residential development is located in the immediate vicinity of the center of the village, where there is a kindergarten and elementary school, a post office, a restaurant, a convenience store, and a farm produce shop. There is also a suburban bus stop within walking distance, which can take you to the metro station and the Metropole Zličín shopping center in less than half an hour. By car, a comfortable trip to Prague on the D5 highway takes only a few minutes. The village is known primarily to golf fans, but the surrounding area also offers other activities—the possibility of long walks, bike rides, or rock climbing in the nearby Czech Karst and Křivoklátsko protected landscape areas.
