Brewery with Apartments and a Restaurant

Unique offer of an established craft brewery with apartments and a restaurant. The brewery is located in the immediate vicinity of exit 66 of the D1 highway, in the village of Loket, in a beautiful natural environment on the border of the Central Bohemia and Vysočina regions, not far from the protected area around the Želivka water reservoir. This tourist-attractive region is only about a 45-minute drive from the outskirts of Prague and about 90 minutes from Brno.

A complex of three buildings (a house, a brewery, and a barn) on a total area of 3,000 sq. m. in the Central Bohemia Region near Benešov, in the village of Loket Němčice.

The subject of the sale is a multifunctional homestead intended either only for business purposes or as a combination of housing and commerce. According to the zoning plan, it is a mixed-use plot. Buildings serving the unique Švihov family  microbrewery were built on the site of an original farmhouse from 1930—a brewery and a family house, which is ready for the operation of a beer (or other) club and a farm shop. Superior materials were utilized during the restoration of the buildings. Original materials such as brick, stone, and wood were used to build completely new buildings with quality facilities and modern technologies. The original appearance of the homestead has been preserved.

The house (usable area 242 sq. m.) is approved as a ground floor commercial space and private zone on the first floor. The ground floor currently consist of a farm shop and a beer club, a kitchen, three toilets, a refrigerated room, a cleaning room, a utility room, and a warehouse for packaging materials. On the first floor is a study and two apartments with bathrooms.

The brewery is made of cast concrete, with soundproofing, recuperation, and two cooling rooms. The entire upper floor can be used as an office with its own kitchen and seating area. On the lower floor are two toilets, dressing rooms, and a bathroom for employees. There is also a barn and a cellar on the plot, offering further possibilities for expansion and use.

The buildings have separate heating and hot water, namely a heat pump with storage tanks. The water comes from the local water supply system, and there is also a well on the property. The windows are wooden with insulated double glazing.

The surroundings of the village are visited by hikers and cyclists heading to tourist destinations, especially to several castles: Vlašim, Zruč nad Sázavou, and Ledeč nad Sázavou.
