About the Project
The 19th-century building is being completely reconstructed under the leadership of an experienced architect. The reconstruction is based on the original architectural plans and will preserve and renew most of the original historical elements, such as the stone staircase, the terrazzo in the common areas, the forged railings with a wooden handle, the ceramic tiles, or the decorative elements on the facade. There will be a new elevator with a glass shaft. The roof and the supporting structures, the common areas, and the wiring will be completely refurbished and renovated.
Apartments
On each of the 5 floors and the attic, there will only be 2 units. The apartments will have layouts that range from studio to three-bedroom and floor areas from 56 to 123 sq. m. (and a 33.6 sq. m. studio in the basement). The windows in the rooms will be southwest-facing towards the street or northeast-facing towards the green courtyard. The apartments are offered in a completely finished state with the option of white walls finishing (i.e. before the completion of the final surfaces - floors, tiles). Facilities include oak floors, large-format tiles, high quality sanitary ware, cassette interior doors and replicas of casement windows, double-wing entrance doors with period mouldings, data distribution, a home phone, and a preparation for a satellite TV. Heating will be provided by a central boiler room in the basement (2 gas condensing boilers).
Location
A few steps from the building is Jiřího z Poděbrad Square, dominated by the Church of the Most Sacred Heart of Our Lord, the work of the Slovenian architect Josip Plečnik, who was inspired by Noah's Ark, which decorates the largest Czech glazed clock. A popular farmer's market is regularly held on the square. There are many bistros, cafes, and fragrant bakeries nearby. Riegrovy Sady Park or the Žižkov TV Tower are within walking distance. A kindergarten and elementary school, a post office, a pharmacy, and all other services are in the immediate area. Connections to the center are provided by the metro and trams; the ride to Wenceslas Square takes less than 5 minutes.
