Vanguard Prague. A unique loft project, which was talked about in Prague even before it began to emerge. This former aircraft parts factory is being transformed into housing designed for those who desire something original and for fans of technology who feel good in an industrial environment characterized by raw exposed concrete and precise angles. Those who aren't afraid of heights can enjoy the views from a building as tall as the Petřín Tower. The Vanguard Prague project, with its New York atmosphere, will be a new landmark in Modřany, where the latest residential complexes with landscaped parks and an expanding range of services are changing the district for the better. Completion is scheduled for 2023.
About the project
The building was formerly owned by an aircraft parts manufacturing company whose history dates back to 1925, later known as Mikrotechna Modřany. In the 1990s, the state-owned Telecom company was headquartered there, and after that it was home to offices and art studios. Its current transformation is being created by the architect ing. arch. Petr Drexler, and the interiors of the show flats are designed by the renowned studios OOOOX, ID_arch, and Ivanka Kowalski. The project will offer its residents excellent relaxation facilities and plenty of parking spaces and cellars, also charging stations for electric vehicles. In fact, it's the only building in Prague with an automated parking elevator that goes all the way up to the 13th floor. For the comfort of the residents there will be a wellness, fitness, and cardio zone, a cinema/party room, a swimming pool with structural glass, a sauna, a lobby, all with a first-class design. The reception will be staffed with a concierge and there will be another community space with a sauna and a barbecue area on the rooftop terrace.
Apartments
Svoboda & Williams has been exclusively appointed to offer 8 apartments situated throughout the building. The "crème de la crème" of the entire project, these 4 penthouses and 4 light and airy lofts with floor areas ranging from about 62 sq. m. to almost 300 sq. m. come with terraces and ceiling heights of over 4 meters, making it possible to add another level in the apartments and thereby increase the living space. The north-facing units will benefit from views of the city center, and the south-facing apartments will offer views of the Chuchelský Grove and the confluence of the Vltava and Berounka rivers. The apartments can be completed in collaboration with an architectural studio, whose work can be viewed in 2 show flats, or sold as a shell & core space. The lofts and penthouses in the vicinity of the automated parking elevator can park up to 3 cars right by their apartments. The high-standard facilities will include double partition walls between the units, fire-resitant glazed partitions, fire safety doors, videophones, a recuperation system for automatic clean air supply, and air-conditioning in the lofts on the 9th–13th floors.
Location
In recent years, the area has undergone a successful transformation from an industrial suburb to a modern "short-distance" urban district, with landscaped greenery and a wide range of sports activities. The city center is accessible by car via a direct road along the waterfront; the commute takes about 10 minutes off-peak. However, it is also convenient to travel by tram or bike via a pleasant, safe bike path. In the vicinity, there is a kindergarten and elementary school, the Austrian High School, the Modřany Classical High School, or the Prague British International School. Supermarkets and other shops are within easy reach and a car showroom, gas station, private medical center, cafe, and many sports grounds including a nine-hole golf course are right by the building. The drive to the City Ring Road and the Southern Junction is very quick.
The advertised apartments are only a selection of 150 available units.
