A port is a place of safety where you can rest before setting out on another adventure. A static point around which water flows. Each of the 14 houses in this project by the Orlík Dam will offer exactly this kind of peace. A place where you can relax after experiencing the hustle and bustle of the big city. Less than an hour's drive from Prague, with the scent of wood and views of the shimmering surface. Its first-class design was penned by the famous American architect James Cutler.
About the project
The boutique complex will consist of 14 unique houses sensitively set in a sunny slope by the banks of the reservoir. The dense forests surrounding the land guarantee perfect privacy. Respect for nature is confirmed by the sustainable approach to the entire project. The materials have been selected so that each house will age naturally, and the years will add to its uniqueness and beauty. The wood will acquire a patina, while the contrast between fine and rough surfaces will gradually increase. Instead of air-conditioning, an optimal temperature will be ensured by the terrain in which the houses are set; green roofs also contribute to the pleasant atmosphere. Southeast-facing floor-to-ceiling windows with larch frames will be shaded by wooden blinds, which, when completely drawn, let in soft daylight.
Houses
The layouts of the two-story houses with floor areas of about 140 sq. m. are either 2-bedroom or 3-bedroom with large eat-in kichens and an intelligently separated day and night zone. Each house will have 2 bathrooms; floors will be made of Douglas fir wood, ceilings will be raw concrete. Each unit comes with 1 parking space in its own garage located on the upper level of the building and 1 boat slip at a private pier.
Location
An absolutely unique location in the Czech Republic on the banks of the largest dam on the Vltava Cascade. In summer, it offers the possibility of sailing, surfing, swimming, and fishing, and in winter the unique experience of skating on a huge area with beautiful views. The surroundings are formed by the practically untouched nature of the Benešov Hills; the Central Bohemian character of the landscape here transitions into the South Bohemian Region, while the drive from Prague doesn't take more than an hour. The driving time will be further shortened after the completion of the D3 highway, which will save time and, at the same time, circumvent this unique location. The presence of the largest Czech sea eagle is proof of the purity and tranquility of the local landscape. Watching it fly in all its majesty is captivating and calming at the same time.
