The intimate Villa Gallery residential project, which combines an exceptional Prague location, a refined sense of beauty and quality without compromise, the energy of nature, and inspirational potential of art, will offer generously conceived apartments bathed in sunlight, which will create a pleasant home for self-confident lovers of life. A villa surrounded by a garden is being built right next to the Podolí stairs between the Podolí embankment and Vyšehrad.
About the project
Despite its monumentality, the new villa naturally connects with its surroundings, and its large glazed areas and balconies allow for a connection with the surrounding greenery. For enough comfort and privacy, there will be only 9 units in the entire building, which will offer housing that meets the strictest modern standards. The green oasis that will emerge around the residence will consist of a smaller garden in front of the house, a large common garden on the slope, and two private gardens. It will also include a main terrace, hidden in the shade of trees, and a stone wall with a flowing water feature. From the second above-ground floor, a steel footbridge copying the terrain of the slope will make the upper part of the garden accessible and allow access to the house from the Podolí stairs. The garden landscaping was designed by the Flera studio under the leadership of Ferdinand Leffler, and the greenery will be complemented by artistic elements by Jakub Flejšar.
Apartments
There are 8 units with 1-bedroom to 3-bedroom layouts spread over three floors, and the top floor will have an exclusive 4-bedroom rooftop penthouse with a spacious living terrace and a viewing terrace. The composition of the individual apartments is thought out in such a way that the interior harmoniously connects with the exterior by large-format windows, which are followed by balconies and loggias in all units. In addition, the pair of apartments on the ground floor are extended by private gardens.
The top-of-the-line facilities include three-layer Boen wooden floors (choice of 3 shades), bathroom sanitary ware from the Laufen, Hansgrohe, Kaldewei, Hüppe, and Alca premium brands, large-format Italgraniti Silver Grain wall and floor tiles, fillings made of aluminum profiles and triple glazing with exterior blinds, safety glass balcony railings, 2,200 mm high entrance safety fire doors, 2,400 mm high rebateless interior doors in white matt with black fittings, glass doors in an aluminum frame, Jung designer switches and sockets, or a smart home system. Facilities also include central HVAC with recovery and air-conditioning with its own unit. At the client's request, it is possible to purchase architectural plans prepared by a renowned interior design studio tailored for each of the units with well-thought-out colors and materials.
Location
The place in which Villa Gallery is emerging is on a southwesterly slope rising towards magical Vyšehrad, on which mature orchards are spread. The area adjoins a picturesque section known as old Podolí, which was originally made up of small village houses in the vicinity of the Romanesque Church of St. Michael the Archangel. The streets here are adorned with many unique villas by prominent architects of the 1930s and the post-war period, especially in Functionalist and Modernist styles. The complete range of services in the area will contribute to a happy lifestyle, while restaurants, cafes, shops, and sports grounds, including a swimming stadium or the Žluté Lázně complex, are within walking distance. Excellent access to the city center is provided by trams, and you can also use the bike path along the Vltava River.
