Popular Pankrác. Svoboda & Williams Negotiated the Lease of Over 1,500 Sq. M. of Office Space in This Top Prague Location

“Pankrác is one of the most sought-after office districts in the city,” says Sylva Turinská, Senior Consultant at Svoboda & Williams, who helped negotiate all three lease transitions whose combined floor areas came to over 1,500 sq. m. in total. Along with its excellent infrastructure including public parking, quick connections to the highway, and easy access to the center, Turinská adds that the neighborhood has also benefited from intense construction in the last decade. She goes on to state that “Prague 4 offers almost 1,000,000 sq. m. of office space for lease, making it the largest ‘office’ district in Prague.“

DataVision, which focuses on digitization, leased 637 sq. m. in the modern Mayhouse building in Pankrác. The last vacant office in the Parkview building, with a floor area of 580 sq. m., was leased by Cint. “Until now, the company has relied on serviced offices, but even prior to the outbreak of covid it was looking for a permanent office. The pandemic delayed their move, but the company has stuck to its original plan,” Turinská comments.

The Czech software company E LINKX was looking for suitable retail space for its HPmarket division as it would be the first ever brick-and-mortar HP store in Central Europe. In the end, the 320 sq. m. available space in the elegant City Green Court building, the first in the Czech Republic to be LEED Platinum certified, turned out to be the best fit.
