Prague Prime Homes is the New Developer of the OVENECKÁ No. 33 Residence

The building's new developer, Prague Prime Homes, in cooperation with TaK Architects, has created a project of re-building the residence into the shape of a modern residence, embedded in the original First Republic housing development of Letná. 

“Ovenecká 33 is a prestigious residential address which meets the parameters of a high-end residential development. When discussing the new face of the project we shared with the architects involved the idea of keeping the original character of the building while, at the same time, creating a new, modern housing conception meeting contemporary trends and requirements – privacy, security and parking,” says Nadine Gilles from Prague Prime Homes.

The OVENECKÁ No. 33 Residence is a result of the redevelopment of a First-Republic style building from 1923 which aims to emphasize and elaborate the original modernist conception of its builder Alois Krofta. “The building still clearly reveals the generous design vision from the First-Republic period. We have erased other modifications made since and have complemented the original design with current architecture, so the building once again meets the parameters of a modern residential building, which it was built to be,” says Marek Tichý from the TaK Architects studio, evaluating the project's architecture.

The new developer has come up with a new strategy of selling the apartments in the residence. The units will be primarily sold in the state before finalizing of the surfaces, but the developer has, in cooperation with the architects, also prepared two different qualitative standards of finalizing the apartments: Aesthetic and Avantgarde.

“This is an important shift with regard to the previous situation, when the original developer offered the apartment units as rough constructions. We welcome this change, initiated by the building's new developer, Prague Prague Homes. The option of buying the apartment at the “Elemental” stage is perfect for those who want to design the apartment's interior themselves in cooperation with an architect or an architectural studio of their choice,” says Magdalena Svatková, a senior consultant at SVOBODA & WILLIAMS, adding: “The option of finalizing the apartments under the guidance of the developer is an extra service and offers comfort for those who find one of the two pre-defined standards the best option for them.”

The OVENECKÁ No. 33 Residence, situated on a wide street with typical front-gardens and an alleyway, should be finished in the first quarter of 2015.
