The coming year will bring a new dose of vivacious and youthful energy to the Patria West Offices building. The private PED Academy will open its third elementary school and first four-year high school in Stodůlky.
Svoboda & Williams successfully brokered the lease of spacious premises that will be transformed into classrooms and facilities for 328 PED Academy students and their teachers after the necessary renovations are made. “In total, the school will use over 2,100 m² in Patria West Offices, including the green atrium,” explains Sylva Turinská, senior consultant at Svoboda & Williams. This transaction is another successful achievement during the long-term cooperation between PED Academy and Svoboda & Williams. “In recent years, we’ve managed to find spaces for lease for PED Academy’s schools in Libeň and Kbely,” adds Turinská.
PED Academy selects extraordinary spaces with an emphasis on light and greenery for its schools. “After all, who wouldn't want to study, read, or or otherwise relax outdoors on a green patio in beautiful weather? Moreover, Patria West Offices is easily accessible. Children and students will be able to get to the metro in no time at all and without having to cross the road,” says Renata Frouzová, founder and owner of PED Academy on the choice to go with Patria West Offices. In September 2025, the school will open its first classes and envisions further expansions in the next few years, with plans to offer education from first grade to high school graduation.
The new tenant will lease the space in Patria West Offices for ten years, with an option to renew the lease for another decade. “We welcome to our family a stable, long-term partner who is a leader in this segment. We also appreciate that the tenant mix will be complemented by a project of quality education for the youngest generation that not only presents a high added value, but also has a deep social impact on the location,” states Miroslava Popelková, head of property management at Patria Investments. Patria West Offices is part of the qualified investors funds of the Patria Investment Group, which belongs to the ČSOB/KBC group.
On the five floors of Patria West Offices, 291 m² out of the 22,000 m² total leasable space is still available. In July 2024, the building received a rating of Excellent from the international BREEAM certification process. This is the maximum level achievable for existing buildings. A photovoltaic power plant has also been installed on the roof.
