Vinohrady Back on Track

This trend is evident in the results of the Svoboda & Williams real estate company which has currently - during a very short period of time - managed to find lessees for all the vacant office space in the Americká 23 administrative building. Lease of office space has been mediated here by Svoboda & Williams for IT companies Distributed Computing Technologies (185 sq m) and Anterida Group (165 sq m) as well as for the Raillex logistics company (103 sq m). “The concept of smaller quality offices in Vinohrady has proved to be successful. The demand for these currently surpasses the offer, even though the Prague office market is in other respects highly saturated,“ says Petra Macháčková, Head of Commercial Leasing at Svoboda & Williams, commenting on the company's latest business results.

The above-mentioned trend is also traceable in the field of residential rentals. Here, again, the demand surpasses the offer and the rental rates in Vinohrady are often higher than in Prague's historical center. “For expats looking for apartments for rent in Prague, Vinohrady is currently the number one preferred location over the center of Prague. Apartments for rent in attractive areas of Vinohrady now tend to be rented almost immediately after they appear on the market while apartments over 150 m2 have practically disappeared from the market,” says David Šimeček, Head of Residential Rentals at Svoboda & Williams. Vinohrady's popularity is, according to Šimeček, due to the presence of two large parks thanks to which Vinohrady is an ideal quarter for families with children, as well as the overall quieter vibe without crowds of tourists.
