The Svoboda & Williams real estate company recently mediated the lease of 1300 sq. m. of commercial space in the brand-new Butterfly administrative complex, located in the Prague quarter of Karlín. The future lessee is the Kulina Company, which operates an online store with premium kitchen & dining equipment.
Kulina is about to lease 1 062 sq. m. of office space and a showroom of 219 sq. m. in the Butterfly building, whose construction is currently being completed. It was the possibility of having a showroom in the same building as its offices which was the key criterion behind Kulina’s choice of Butterfly. "There was a number of administrative buildings under consideration, and, in the beginning, Kulina was leaning towards the location of Prague 1. On the basis of our detailed analysis of the company’s needs we recommended the client the space in the Butterfly building as optimum. We were glad that the company eventually opted for the proposed solution. The main decision was based on the fact that Butterfly is a cutting-edge building with a showroom space and, moreover, meets the company's demands regarding the possibility of an expansion, parking, the quality of facilities and transport accessibility," says Jiří Čadek from Svoboda & Williams, commenting on the transaction.
The Butterfly office building, developed by AFI Europe, offers a total of 22 990 sq. m. of class-A office space in an attractive part of Karlín, just a few steps from a metro station and several tram lines. The unique architecture of the complex was authored by David Chisholm from the CMC Architects studio. Embodying the concept of sustainable offices, the building is aiming for the BREEAM Excellent certification.
